DAMAGE DEPOSIT
The tenant must pay the landlord a deposit of one thousand dollars (1,000.00). This deposit will be deposited and kept by Isabelle Rainville for the entire duration of this lease and for a period of five (5) days following the end of the lease.
A photo will be taken at the start of the term, to see the condition of the premises. At the end of the lease, the owner will carry out an examination of the condition of the rented property and the movable property therein. If such inspection reveals no deterioration or breakage to the rented property as well as the movable property therein, except for normal wear and tear, the deposit will be returned by bank transfer to the tenant.
CLEANLINESS OF THE PREMISES
The tenant undertakes to keep the rented property free of waste, scrap or other products which could contribute to increasing the risk of fire, produce unpleasant or nauseating odors or obstruct passages or public spaces. The tenant will place waste and scrap in appropriate containers in the locations indicated by the owner.
HOUSEKEEPING
The tenant must carry out appropriate housekeeping and keep the rented premises clean and in good condition as a prudent owner would do, with the exception of the aforementioned repairs which are the responsibility of the owner.
LIMITATION OF OWNER'S LIABILITY
Except in cases of negligence or gross negligence, the owner, under no circumstances, will be held responsible for any damage, of any nature whatsoever, suffered by the tenant or by any other person who may be in the rented premises or premises. loss or damage to property owned by them and in particular:
in the event of reduction or interruption of heating, lighting, electric current, water, malfunction of plumbing and sewers;
in the event of fire, explosion, theft or crime;
