The LESSEE may not sublet the leased premises in whole or in part, or assign his lease without the prior written consent of the LESSOR. In the event of a sublease or assignment of this lease, the new tenant must be approved by LESSOR in advance.
In the event of cancellation or termination of this lease, the deposit will be retained by LESSOR as a cancellation fee.
