Summary
Located in Potton, in the beautiful Eastern Townships region, just 1h30 from Montreal. The cottage offers direct access to the majestic Lake Memphremagog. Layout conducive to relaxation on the huge terrace or on the dock, which can accommodate a motor boat. Available on site: WIFI, air conditioning, BBQ, canoe, kayak, rowboat. Boat launch at Vale Perkins wharf. Only 5 minutes from Owl's Head ski resort and 30 minutes maximum from Orford, Sutton and Jay Peak!
The accommodation
Perfect cocoon. 3 bedrooms upstairs with air conditioning. Private entrance with door code allowing autonomous and flexible arrival. Slow combustion fireplace inside and outdoor wood fireplace to make the most of cooler evenings. Patio table for 8 people, 2 lounge chairs and 1 propane BBQ.
Passenger access
The entire chalet is accessible with 2 parking spaces.
Perfect and safe lake for swimming, with "above ground pool" type ladder at the dock. The dock will be reinstalled in the spring.
Owl's Head Ski and Dining Room is now open.
The nets will be re-installed on the 2 tennis courts in the village of Mansonville in the spring.
Other points to note
The owners of the premises reserve the right to go down to the quay from April to October each year to access their boat, while respecting the privacy of the tenants.
For boat owners: Launch at Vale Perkins dock ($50/day), less than 10 minutes by car. The boat must be taken out of the lake each day, since there is no dock for rent. However, a parking spot (for your trailer) is available.
The chalet has a sealed septic tank. All residents of the chalet must manage the contents (it contains a maximum of 1,500 liters). No tampons or sanitary napkins should be thrown into the toilet. You are also asked not to flush the toilet for a simple pee.
Life jackets are not provided, as they must fit your size. You must bring your own.
We have a television. However, no provider offers cable TV. So, the television serves as a "projector" of a WEB show downloaded from your personal computer or Apple TV. Please bring the necessary cables (HDMI) to connect the computer to the television.
The slow combustion fireplace is functional and wood is provided for short-term rentals.
The water is drinkable.
Nespresso capsules are not provided (the small ones). There is also a filter coffee machine.

A security deposit of 40% of the value of the stay is required at the time of booking by bank transfer.
The balance of the rental must be paid in full 30 days prior to arrival. Access arrangements will be sent by email or text upon receipt of the final payment.
The chalet is available from 5:00 p.m. Check-out must be by 12:00 p.m.
General conditions
Animals are NOT allowed.
Smoking is not permitted in the chalet.
All renters must be 25 years of age or older.

Cancellation Policy
In case of cancellation with less than 30 days notice, the cost is fully applicable . If the cancellation occurs with more than 30 days notice, the security deposit required at the time of booking is retained .
Cleaning fee
$125/stay must be added to the displayed rate
A fee of $100/pet, previously authorized by the owner, must be added to the displayed rate
Seasonal rental
A fee for emptying the sealed pit will be added to the location rate.
Electricity and internet are not included in the location fees.
