Rentals are made throughout the year and for periods varying from a few days to a few months. Our condos are fully furnished, equipped and renovated.

As Quebec allows us to experience four superb seasons, we have the opportunity to discover and enjoy a multitude of outdoor activities and therefore, several vacation opportunities!

Payments policy

  1. Rental prices including taxes are payable in advance, A minimum of 50% of the price must be paid on the day of booking, by means of an interac transaction.
  2. A payment reminder for the balance will be automatically sent by email, 30 days before arrival and must be paid by Interac.
  1. If the reservation is made within less than 30 days, the full amount of the reservation as well as the security deposit will be required at the time of booking.
  1. In the event of damage to the rented property or when the tenant returns the rented residence to a condition that requires abnormal housekeeping, abnormal cleaning or any other abnormal maintenance, the manager may request an estimate of the market value of the property or the cost of its services from the guarantee, without prejudice to its other rights. In the event of a minor breakage, an amount equivalent to the value of the breakage or damage will be requested if necessary.
  1. In the event of late departure, exceeding the maximum number of occupants or occupied rooms, the tenant consents to the revision of the rental price in accordance with the pricing in force, the landlord can then automatically request the price difference from the guarantee, without prejudice to his other rights
  1. The number of occupants displayed on the contract must be respected at all times. If occupant numbers are not met, additional charges will apply. 
  1. We reserve the right to modify the reserved condo unit for another comparable condo or higher if necessary. Units are allocated the day before arrivals.
  1. Pets are prohibited at all times except for permission from condo unit owners

Cancellation policy

  1. Modification of a reservation, the tenant may request a modification of his rental dates, under the following conditions :
  2. a) Within 5 days of booking date
  3. b) Depending on the availability of the residence on the desired dates.
  4. c) The tenant must submit to payment of the difference in the rental price if applicable. No refund will be given to the tenant if they change their dates for a lower priced rental. If the desired dates are not available, the tenant can decide.

 1-to keep your initial rental dates.

 2-to cancel your reservation according to the cancellation conditions provided for in the contract.

No modification can take place less than 30 days before the planned rental date. .D

 

Cancellation of a reservation.

In the event of cancellation of the reservation in whole or in part, the tenant must diligently inform the landlord by email.

A cancellation made after thirty 30 days of the rental will result in the loss of the reservation deposit as damages. The landlord may automatically withhold, as fixed compensation, an amount equal to any advance on the rental price already taken.

 A cancellation made less than 30 days before the rental will result in the loss of all amounts collected so far.

No cancellation or refund for the following periods: holiday periods /school break /construction holidays /public holiday weekend

 

Reservation Rental contract

 Occupation policy

1.Smoking and vaping are prohibited in the building. Please use appropriate spaces outside and throw cigarette butts in areas intended for this purpose. Marijuana is prohibited even outside condos.

2.1. During the night, the residence cannot be occupied by more people than the maximum authorized capacity. The tenant must notify the landlord of any change to this effect. If this number is not respected, we reserve the right to charge a minimum penalty of 100$/person from the security deposit without prejudice to their other rights.

3.2. In the situation where the stay should be canceled or interrupted due to unforeseen problems at the building (water electricity, etc.) lasting more than 12 hours, the landlord's liability would be limited to the rental cost. Non-utility days would then be reimbursed in rental credit, but no additional compensation would be granted.

4 PETS are not permitted unless otherwise stated when booking. A fee of 300$ will be charged without notice if the tenant or a guest of the tenant brings a pet to the chalet. Furthermore, we do not hold ourselves responsible for any allergy conditions that may develop.

5.5. The tenant must put into practice all instructions related to the use of the residence communicated by the landlord or made available directly on site

RESPONSIBILITIES

1-The tenant declares to rent a condo seen on the internet and to be satisfied with it exclusively for vacation purposes. Photos may differ from the unit that will be rented .The photos are for information purposes only of the unit models

 2-The tenant respects the private nature of the condo. He uses the rented property with caution and diligence. Upon arrival, the tenant inspects them carefully and immediately informs the landlord of the poor condition of a property. He also informs the landlord of any defect or deterioration of a property during the stay. Upon departure he is required to return the condo to the condition in which he received it

2.1 Outdoor fires are prohibited

3-The tenant declares to be aware that the condo is located in a natural environment, in the heart of a complex of residences with a recreational and tourist vocation. Under penalty of immediate eviction and without reimbursement, he ensures that anyone on the premises acts in accordance with the law and adopts responsible and prudent conduct at all times. It prevents anyone on the scene from disturbing the peace or causing abnormal inconvenience to the neighborhood. In particular, it guarantees the absolute tranquility of the neighborhood during the night, from 11:00 p.m., under penalty of immediate expulsion without reimbursement.

4-The tenant is responsible for material and bodily damage occurring in or on the rented condo during the rental period for any reason whatsoever, except non- damage caused by it or its occupants and that resulting from defects construction, lack of maintenance, natural and technological disasters, and any damage normally covered by the owner's home insurance policy. The tenant and any other person located on the rented premises undertake to keep the Lessor free and free from any claim presented by anyone. Resulting from the damage for which they are responsible, the tenant is responsible for damage caused by his personal actions and those of the people accompanying him and he will be given an invoice for any damage caused to the property (except normal wear and tear of the premises)

5-The tenant guarantees compliance with the ban on anyone, outside the chalet, throwing a cigar or cigarette butt anywhere other than in an ashtray and leaving any waste anywhere other than in a trash can.

6-The owner covers the costs of wireless access to the internet network, he also covers, during the winter, the costs of snow removal from parking and entrance and heating costs

 7-The tenant cannot sublet or otherwise assign his rights in this contract.

8-This contract is governed by the civil code of Quebec and other laws applicable in this province. The parties, if it is necessary to refer a dispute between them to a court, elect domicile in a judicial district of the owner's main residence, in Quebec.

9-Some condo unit owners have cameras outside their unit for site security

Limitation of liability

 1-The MANAGER AND OWNER assumes no responsibility for any material damage linked to the rental or occurring during it except in the event of intentional or gross negligence. In addition, the tenant guarantees the owner the prudent and diligent use of the rented goods, he also guarantees them that, at all times, anyone on the premises -inside and outside the condo - acts in accordance with the law and adopts prudent and diligent conduct. Consequently, the tenant undertakes towards the owner to compensate in the event of prosecution as well as to exempt them from the payment of all disbursements and fees, judicial and, where applicable, from any damages and related compensation.

2-The MANAGER AND LANDLORD cannot be held responsible for the theft or loss of the property of the tenant or his guests during the stay.

 3-The MANAGER AND LANDLORD cannot be held responsible for any accident, injury or illness resulting from the tenant's fault, which may occur to the tenant or his guests during the stay.

4-Although everything is done to ensure the proper functioning of the equipment and other devices for the tenant's stay, if a breakage occurs during the occupancy period, the MANAGER And/or the OWNER does not take responsibility for replacing or reimbursing the tenant for loss of use of these elements

6-The tenant must notify the owner or person responsible as quickly as possible of any damaged or non-functional equipment

7-The owner will do everything possible to ensure that repairs are carried out as quickly as possible.

8-Although everything is done to ensure that all equipment and devices are in working order at the start of the occupancy period, no price change or reimbursement will be made for mechanical breakdowns of air conditioners, dishwashers, washer, dryer, television and other non-essential devices .

9-Fundamental equipment refers to the water supply system, plumbing, electrical system, major household appliances such as refrigerator and stove

10-The MANAGER AND OWNER is not responsible for weather changes, changes in water level or conditions of neighboring chalets

1.Covid-19 policy

  1. no cancellation for covid other than clause 3, covid is one of the risks of rental chalet reservations in the same way as any other
  2. In the context surrounding Covid-19, for any measures taken by the government which would prevent chalet rental, you will be able to benefit from a credit note equivalent to the amount paid in order to be able to postpone your stay to later dates.
  3. The tenant is responsible for ensuring that the people on site during the rental come from the same household or according to adjustments made in time and place. It is also his responsibility to inform the other members of the group of the health measures in place to reduce the risk of contamination between them.

By accepting this reservation, the tenant and his guests accept the risks associated with their stay at the establishment.

 

CONCLUSION OF THE RENTAL CONTRACT

1-The person who requests a reservation for the condo agrees to conclude this rental contract. The rental contract is formed only when an advance on the rental price is taken, sent to the tenant, in the name and on behalf of the owner, a confirmation email described in detail in the reservation and reproduced in the conditions of the contract.

 2-the tenant declares to be aged 25 or over and not to be subject to any protection regime limiting his legal capacity to bind himself by contract.
